- Site Visit: We assess your site to understand objectives and potential designs, considering local council regulations. No cost for this consultation.
- Planning Assessment: A no-obligation meeting with planning consultants and your G.J. New Home Consultant to discuss feasibility and establish a preliminary budget. Quote provided for planning application.
Step 2: Design Phase
- Minor Works Agreement: Commit funds for a minor works agreement (usually $10,000-$20,000) to initiate the process and engage professionals like planners, surveyors, engineers, and designers.
- Design Development: Collaborative information gathering with all consultants, considering various factors like site levels, neighbors, soil types, and more.
- Final Design/Planning Application: Balancing challenges and objectives, the final concept design and planning application are shaped and submitted on your behalf.
Step 3: Approvals
- Responding to Planning Conditions: Address requests for information or amendments during the planning assessment, working with your input.
- Planning Approval: Upon approval, address requirements and fees, finalize home design, assemble building contracts, and initiate permitting.
Step 4: Construction Begins
- Slab: Site-works, demolition (if applicable), underground plumbing, and completion of the foundation.
- Frame Up: Wall frame, roof frame, and structural supports installation.
- Close Up: Electrical, gas, and plumbing rough-in, window installation, wall cladding, and upper roof covering.
- Fix Out: Fixing internal and external doors, exterior architectural features, internal linings, and plaster boarding.
- Practical Completion: Final touches, floor coverings, walkthrough to identify areas needing attention.
Handover: Regular updates lead up to the handover of your new home.
